What a roof in Marion County has to stand up to

A roof in Ocala is not the same job as a roof in Ohio. The code is stricter, the sun is harder on materials, and the insurance market decides when a roof is "done" long before it leaks.

Wind code

The Florida Building Code puts Marion County in roughly the 130 mph ultimate design wind range for ordinary homes. That dictates the nailing pattern, the deck re-nailing, the edge metal and the underlayment on every permitted re-roof. Every product on the roof has to carry a Florida Product Approval.

Hurricane season

June 1 through November 30. Marion County is inland and does not take eye-wall hits, but it has had tropical-storm and hurricane-force wind across it in recent years, on top of daily summer storms that put limbs through decks all season long.

Insurance underwriting

Since 2022, Florida law limits how carriers can use roof age, but they still price older shingle roofs hard and ask for condition reports, 4-point inspections and wind mitigation forms. A new roof to current code earns wind mitigation credits that carriers are required to honor.

A roof your insurer has already called end-of-life is a replacement, and we will not sell you a repair that buys eighteen months. Questions we get asked

How long does a roof last in Florida?
Less than the manufacturer's number. Florida sun, heat and humidity age asphalt shingle faster than northern climates, and many insurance carriers treat a shingle roof approaching fifteen to twenty years as near the end of its insurable life. Metal roofs last considerably longer, and tile longer still, though the underlayment beneath tile wears out well before the tile does. Ventilation, tree cover and installation quality move every one of those numbers.
How much does a roof replacement cost in Ocala?
It depends on the size and pitch of the roof, the material, how many layers come off, what the deck looks like once it is exposed, and how much flashing and detail work the roof has. We do not quote a roof we have not stood on. The inspection is free, and you get a written, itemized scope before anything starts.
Will my insurance company make me replace my roof?
Under Florida law (s. 627.7011(5)), an insurer cannot refuse to write or renew solely because of roof age if the roof is under fifteen years old. At fifteen years and older, an inspection showing five or more years of remaining life stops a refusal based on age alone. Carriers still price older roofs hard, and many ask for a roof condition report or a 4-point inspection at renewal. We provide the roof report; the decision is the carrier's.
Do I need a permit to replace a roof in Marion County?
Yes. Re-roofing is permitted work everywhere in Florida. Unincorporated Marion County goes through Marion County Building Safety; the City of Ocala and the other municipalities issue their own. The licensed contractor pulls the permit and the county inspects the dry-in and the finished roof. A closed permit is what your insurer and the next buyer will ask for.
Metal or shingle?
Shingle costs less up front and is what most HOAs already approve. Metal costs more, lasts much longer in Florida sun, sheds wind-driven rain better and does not grow algae. If you are keeping the house for a long time, metal usually wins the math. If you are selling in a few years, a code-correct architectural shingle roof is the sensible choice. We install both and will tell you which fits your situation.
Can you help with a storm damage insurance claim?
We tarp, document the damage with photos and a written scope, meet the adjuster on site, and do the repair. We do not file or negotiate your claim, we do not waive deductibles, and we do not ask you to sign over your benefits; Florida law (s. 489.147) prohibits roofers from doing any of that, and it is how homeowners end up with denied claims.
