How it seals
Sheets are hot-air welded into one continuous membrane. Welded seams are stronger than the sheet.
Layers are torched, glued or self-adhered and lapped. Multiple plies build up redundancy.
Heat and UV
White reflective surface keeps the roof and the building cooler. Good fit for Florida.
Granulated cap sheets take UV well but run hotter unless coated.
Foot traffic and equipment
Thinner, so it punctures more easily around HVAC units. Walk pads are standard at equipment.

Permits, code and insurance on commercial roofs

Commercial re-roofs in Marion County are permitted through the same county or city building department as residential, but the code path is the Florida Building Code, Building and Existing Building volumes rather than the Residential volume. Wind uplift design for a low-slope roof is calculated for the building's height, exposure and edge zones, and the membrane or panel system's Florida Product Approval has to match. Roof edge metal (fascia, coping) is its own tested assembly under the current code.

Commercial property carriers are going through the same roof-age scrutiny as residential ones. A roof condition report and a maintenance record make renewals easier, and a documented recover or coating on a sound roof can extend the insurable life of the building without the cost of a full tear-off. My flat roof ponds water. Is that a problem?
Yes, over time. Standing water that does not drain within a day or two after rain shortens the life of every membrane, adds weight the structure was not designed for, and finds every seam. Fixes range from clearing drains, to adding drains or scuppers, to tapered insulation on a re-roof. We will tell you which.
Can you coat my roof instead of replacing it?
If the existing roof is sound, dry underneath and properly adhered, a silicone or acrylic coating can add years and reflectivity for a fraction of a re-roof. If the insulation is wet or the membrane is failing, a coating is money on top of a problem. We check with a moisture survey before recommending one.
Do you work around my business hours?
Where the job allows. Tear-off is loud and disruptive; membrane welding less so. We plan phasing with you so a shop or an office can keep operating.
Do you roof barns and agricultural buildings?
Yes. Marion County is horse country and metal barn, hay shed and equipment building roofs are a regular part of our work. Ridge ventilation and condensation control matter more on a barn than on almost anything else.
