A roof leak almost never shows up where the water is getting in. It comes through the deck, runs down a rafter or along the underlayment, and drips onto the ceiling ten feet from the actual hole. Finding the source is the job. Anybody can smear roof cement on the spot under the stain and call it fixed; the leak comes back with the next west wind.

Most repairs on a roof with life left in it are at the details: pipe boots, flashing, valleys, a run of shingles lifted by wind. Those are worth fixing properly. Where Florida roofs actually leak
Pipe boots are the number one culprit on a shingle roof in this climate. The rubber collar around every plumbing vent gets cooked by the sun, cracks, and lets water run straight down the outside of the pipe. They fail long before the shingles around them do. Second is flashing: step flashing along walls, counter-flashing at chimneys, and the metal in valleys, especially where somebody sealed a joint with caulk instead of lapping it correctly. Third is wind damage: a few shingles lifted and creased in a summer storm, which look fine from the driveway and let water under the tabs.
Skylights, satellite dish mounts, old solar water-heater brackets and abandoned antenna bolts round out the list. A surprising number of Marion County leaks trace back to a hole somebody drilled for something that is no longer on the roof.
How we approach a leak
- Find the entry point, not the stain Roof and attic together. In the attic we follow the water trail on the underside of the deck back uphill to the source. On the roof we check every penetration and transition above that line.
- Tell you what it is and what it means A failed pipe boot on a sound roof is a small, permanent fix. A leak in a valley on a roof with granule loss everywhere is a symptom. You get both the fix and the honest context.
- Repair it the way it should have been built Lift and replace the shingles around the source, install new flashing or a new boot lapped under the courses above, seal fasteners, and match the covering as closely as the market allows.
- Check the rest of the roof while we are up there If we are on a ladder anyway, we look at the other penetrations and the other slopes. If there are two more boots about to go, you would rather know today.
