You can usually call it at the listing appointment. Twenty-year-old shingle roof, no documentation, seller says it has never leaked. It has not. That is not the problem. The problem arrives later, when the buyer tries to bind a policy and the carriers decline over roof age, the lender will not fund without insurance, and a contract that was clean turns into a renegotiation.
The usual fix is a seller credit. It comes off your seller's net, it rarely covers the real number, and it hands the buyer a roof that is still uninsurable — so the buyer's carrier problem is not solved either. Replacing the roof solves the underwriting issue outright, which is what everyone in the file actually needs.
What your client walks away holding
A closed county permit and a wind mitigation inspection. Those two documents are what the buyer's carrier and lender ask for, and they are also what earns the buyer the wind-mitigation premium credits Florida carriers are required to offer (s. 627.0629, F.S.). It turns "the roof is old" into a selling point on the buyer's monthly payment.

Before the sign goes in the yard is better
A roof handled before listing is something you can market and price in. A roof handled after the buyer's inspection report is a concession negotiated against a deadline, with your seller's leverage already gone.
