Roofing in The Villages, FL

The Villages spreads across three counties and its northern edge reaches into south Marion. The roofs inside the community are unusually uniform: mostly architectural shingle on single-story homes built from the 1990s onward, in a limited range of approved colors, with a minority of newer homes on metal or tile. That uniformity is the point, and it is enforced. Every re-roof inside The Villages has to be approved by the Architectural Review Committee for the district before work starts, materials and colors have to match the approved list, and the job has to be run around gate access, quiet hours and a neighborhood where the house next door is fifteen feet away. The older villages north of CR-466 are now at the age where whole streets are replacing roofs at once, and Sumter and Lake County permits work differently from Marion's. We know the process and we do not treat it as an obstacle.
