How the aerial roof measurement works

This is the same math a roofer does with a tape and a ladder — done from a 3D model of your roof instead. Here is exactly what happens between typing the address and seeing the size.

From address to roof size

  1. Locate the building The address is matched to a point on the parcel, so the model we pull is the house you typed, not the one next door.
  2. Pull the aerial 3D roof model Google builds a 3D model of the roof from its aerial imagery and splits it into planes, each with its own area, pitch and direction.
  3. Add up area and pitch We sum the sloped surface area of every plane (not the flat footprint) and weight the pitch by area to get one average, expressed as rise over 12.
  4. Rate the layout and add waste Fewer planes means a simpler roof and less cut waste; more planes means hips, valleys and dormers. The waste factor rises with the layout rating.
  5. Show the size — and a range when pricing is on You get squares, square feet, pitch and layout. An estimate range appears only when Skyward’s per-square pricing is published; the written price always follows the inspection.

What it can’t see

Shape, yes. Condition, no.

An aerial model measures geometry. Everything that decides whether a roof is a repair or a replacement, and what the replacement actually costs, is underneath or too small to show.

  • Rotted or delaminated decking — found when the old roof comes off, or from the attic.
  • Multiple layers — a second layer of shingles under the first changes tear-off, disposal and code.
  • Flashing and penetrations — pipe boots, chimney and wall flashing, where most leaks start.
  • Skylights, vents and ventilation — replaced or added during a re-roof, not visible as area.
  • Storm damage and wear — lifted tabs, bruising, granule loss, soft spots.

That is why the number is a measurement and not a quote. The free inspection fills in the rest, and the written scope you get afterward is itemized so you can see each line.

Re-roofing is permitted work everywhere in Florida. The licensed contractor pulls the permit, the county inspects the dry-in and the finished roof, and every product on the roof has to carry a Florida Product Approval and be fastened to the wind-load pattern the Florida Building Code sets for this county. How does the instant roof estimate work?
You type the property address. We match it to a location, then pull the aerial 3D roof model Google has built for that building from its imagery. The model breaks the roof into planes; we add up the surface area of every plane, weight the pitch by area, count the planes to judge how cut-up the roof is, and add a waste factor the way a re-roof is actually ordered. The result is roof size in squares and square feet, an average pitch, and a layout rating.
Is the aerial measurement the same as a quote?
No. It is a measurement of the roof's geometry from the air, not a price. A roof is priced on what the deck looks like once it is exposed, how many layers come off, the flashing and detail work, ventilation, and the material you choose. None of that is visible from above. When Skyward publishes per-square pricing the tool will show an estimate range next to the measurement; the written, itemized price still comes after the inspection.
Why does it say it cannot measure my roof?
The roof model does not exist for every building. Rural parcels, new construction, buildings under heavy tree cover, and areas where the aerial imagery is older or lower resolution can come back with no data or an address that does not resolve. If that happens, send us the address and we will measure the roof in person, at no charge, as part of the normal free estimate.
Does the tool see damage or the condition of the roof?
No. It sees shape: area, pitch and how many planes. It cannot see rotted decking, a second layer of shingles under the first, failed flashing, lifted tabs, a soft spot, or a skylight that needs replacing. Those are found on the roof and in the attic during the inspection, and they are what move the price.
What is a roofing square, and why is the order quantity larger than the measured size?
A square is 100 square feet of roof surface, the unit roofing is bought and priced in. The order quantity adds a waste factor for the cuts at hips, valleys, rakes and penetrations, plus starter and ridge material. A simple gable roof wastes less than a roof with a dozen planes, so the factor rises with the layout rating.
What happens to my address and contact information?
The address is sent to a public geocoding service and to Google's roof-model service to produce the measurement. Your name and phone go only to Skyward Roofing so an estimator can follow up.
